Rental listings should be free to find the right renter.

The way people find homes is changing. For that future to work, rental information must be available to the agents representing renters. Today, too much of it is trapped.

For twenty-five years, rental discovery has been organised around portals. Rental providers publish inventory. Portals display it. Renters search, filter and enquire. That model connected millions of people with homes.

But AI is creating a different model. Renters will increasingly tell an AI agent what they need and ask it to search, compare, explain and act on their behalf. For that future to work, rental information must be available to the agents representing them.

Today, too much of it is trapped

  • Trapped inside property-management systems.
  • Trapped behind search forms.
  • Trapped in pages designed for humans but difficult for machines to understand.
  • Trapped in commercial relationships that determine where a home may be discovered.

A home may be available and perfect for someone, yet invisible to the agent trying to help them.

Liberation does not mean losing control

It does not mean surrendering ownership. It does not mean permitting inaccurate copies, unauthorised reuse or anonymous scraping. A liberated listing remains controlled by its rental provider.

  • Its source is clear.
  • Its information is accurate.
  • Its availability is current.
  • Its terms are respected.
  • Its attribution travels with it.

Liberation means allowing trustworthy information to move safely from its source to the people and agents that need it.

Our principles

Listings should be discoverable

An available home should not become invisible simply because a renter starts their search with an AI assistant rather than a property portal. Rental information should be published in formats that search engines, AI assistants and trusted renter agents can discover and understand.

Listings should be understandable

A listing is more than a price, postcode and bedroom count. Renters care about pets, accessibility, deposits, contract terms, transport, community, amenities, furnishing, energy use and what living somewhere will actually feel like. Property information should carry enough structure and context for an agent to reason about suitability, not merely match keywords.

Listings should be current

Stale availability damages everyone. Renters waste time. Leasing teams receive irrelevant enquiries. AI systems lose confidence in the source. Pricing, availability and terms should come from an authoritative source and be updated as close to real time as practical.

Listings should be attributable

Rental providers deserve recognition for the homes and information they publish. Every listing should retain its source, provenance and route back to the provider. AI discovery should strengthen trusted brands, not erase them.

Listings should be interoperable

No rental provider should have to rebuild its portfolio for every new assistant, marketplace or agent. Open standards and portable formats should allow property information to work across platforms while the provider retains control.

Listings should be permissioned

Open discovery does not mean unrestricted use. Providers should be able to define how their information may be accessed, presented and acted upon. Sensitive information should remain protected, and actions should occur only with appropriate authority.

Listings should work for people

The purpose of property data is not to feed machines. It is to help people make one of the most important decisions in their lives. Technology should make rental discovery more accurate, more inclusive and less exhausting, helping renters understand their choices and helping providers reach people whose needs their homes genuinely meet.

Listings should be available to representatives

The next generation of property search will not be limited to renter and portal. It will increasingly become renter representative and rental provider representative. Renters set their goals. Their agents search, compare, ask questions and coordinate, while providers publish availability, qualify demand and respond. Listings are the common language between them, and that language should be structured, trustworthy and open enough for both sides to participate.

This is not a campaign against portals

Portals played a defining role in bringing rental inventory online, and they will continue to serve renters and providers. But no single destination should define the limits of discovery.

Websites did not eliminate shops. Search engines did not eliminate websites. AI agents will not eliminate every existing channel. They will create a new one.

Rental providers should be able to participate without surrendering their data, their identity or their relationship with the renter.

  • participation is based on permission, transparency and trust.

We will not claim ownership over information that is not ours.

We will not treat scraped, stale or uncertain data as authoritative.

We will not hide commercial relationships that could affect recommendations.

We will not confuse being open with being careless.
